Enclosed, you will find your 2025 assessment notice(s). This letter will summerize the information that may affect your valuation. Usually your assessment value takes a year to trend with the market. The home values are remaining steady. However, it is taking longer for properties to sell. This is based partially on higher interest rates. Idaho State Law requires the assessment values be at Market Value. Market value is determined through a mass appraisal process that includes analyzing construction cost, studying recent sales information, and reviewing the individual characteristics of each property. As a result of our studies there will be adjustments in the homesite lot, Category 1 irrigated Ag land, and commerical values.
Our state legislators have been busy. They have been working hard to pass bills that will reduce your property tax. HB 304, 479, S1216 will offer property tax relief this year. I express a big “Thank you” to our Senator and Representatives for their hard work on our behalf.
My staff and I strive to work for equity and accuracy as we prepare the thousands of assessments in Cassia County. This is an ongoing process. If you do not understand or agree with the “Value” of your assessment, you have the right to appeal. The deadline for appeals for this year is Monday June 23rd at 5:00 pm. Appeals are for questions in value not for a % increase or “my taxes are already too high”. In most situations we can answer your concerns with a phone call or you may schedule an appointment. We will consider any documentation you have to support your claim. Remember, just because your assessment value goes up by a certain percent, it does NOT mean that your taxes will go up by the same percentage.
